A luxurious self contained annex forming part of a Grade II listed 8 bedroomed farmhouse dating back to the 1750’s. Lots of character/exposed beams. Very close to East Midlands airport and Donington Park. Walking distance to picturesque Melbourne, Calke Abbey, Staunton Harold Reservoir & Cloud Trail

Front door to kitchen and bathroom. On the 1st floor, spacious living/dining, corner sofa and large flat screen tv with amazon fire tv and Disney+ channel for all ages. King size bedroom + sofa bed

The annex is situated in the rear wing of the Grade II Listed Farmhouse.

Access to the annex is via its own private entrance door and is self contained for ultimate privacy and comfort of the guests.

Steps lead down to spacious full kitchen area which features all modern amenities including fridge, washing machine, dishwasher, microwave, kettle, toaster and all the kitchenware you should need to make your stay enjoyable.

There is a downstairs bathroom comprising a walk in double electric shower, toilet and washbasin.

There is a small hallway and a designated area for coats and shoes.

There is a steep narrow staircase leading to a galleried living and dining area with oak beam on the first floor which is light and airy. The room is tastefully decorated with modern furniture including a six seater modular corner sofa (which can be converted into two single beds with the back cushions removed) and a separate matching armchair. There is also a dining table and six chairs. Bedding is provided for the two single sofa beds upon request at time of booking.

The living area also benefits from a large flat screen smart television which has use of an amazon fire tv stick and the Disney+ channel. We also offer free WiFi for the duration of your stay.

There is a separate bedroom featuring a king size bed with memory foam mattress. The bed is dressed with luxurious Egyptian cotton bed linen and there is a double roll out sofa bed in the room. Guests should note that the double sofa bed, when rolled out, is floor height. Bedding is also provided for the double sofa bed in the bedroom upon request at time of booking.

The bedroom is furnished with white washed wooden furniture. There is ample room for guests to bring their own cot or nursery equipment. There is also plenty of drawer storage for clothes and ample hanging space in the wardrobe.

The entire place has been designed to offer guests a luxurious, relaxing stay. The annex is ideally suitable for couples seeking a romantic retreat or a family seeking a quiet break. We discourage single sex groups and prohibit hen or stag parties.

We seek and encourage guests to stay who are looking to enjoy a peaceful and tranquil break. It is closely convenient to East Midlands airport if you are needing a peaceful stop over. We are only 8-9 minutes drive from the airport. 5 minutes to Donington.

We do not welcome guests who are looking for a party atmosphere due to the peacefulness and tranquility of the neighbourhood. Additionally, the host lives in the main farmhouse with an autistic child so rowdiness and parties are strictly prohibited.

Guests are also asked to note that access to the annex is by way of key safe, the key code which will be messaged to guests immediately prior to the check in time of 2pm on the day of arrival

The host also sends a welcome message setting out the house rules and what is expected of guests, including a requirement to leave the annex in a clean and tidy state, and to place dirty bedding in a biodegradable laundry sack which is supplied on check out day.

Guests are also offered complimentary tea, coffee, sugar and jams as part of their stay at the annex.

Guests should also kindly note that the annex forms part of a 17th century listed farmhouse and the property features historic features. There is currently a minor issue with the window in the bedroom as it has expanded by reason of adverse weather (Please note, the window can be opened in the event of an emergency and a health and safety approved fire escape ladder is supplied in the bedroom for emergency escape purposes for guests). However, the window is very old and delicate and once opened, is very difficult to close again so guests are currently being asked to use the oscillating fan supplied in the bedroom instead please.

Guests should also note that the electric shower is on an RCD circuit which can occasionally trip due to the age and size of the property. The fuse board is located in the annex and it is perfectly safe to flick the switch back up in the rare event this happens.

Guests are also requested to note that the host family live in the main farmhouse which is attached to the annex. The annex is separated by an internal cladded door although there is no access from this door for guests to the main farmhouse, which remains a private residence. The guest access is through the main entrance door in the annex which leads onto the street. We do of course endeavour to keep our noise to a minimum for guest comfort.

Please note, guests will be politely asked to leave should they become disruptive or noisy including those who do not abide by the house rules.

Breedon on the Hill, England, Ηνωμένο Βασίλειο

The village is quintessential with two very highly sought after pubs and an exclusive licensed wedding venue known as Breedon Hall, all within a couple of minute’s walking distance from the property.

The village is historic and formed part of the Bronze Age settlement. There are stunning views from the top of the “hill” and there is a quarry walk offering visitors interesting facts about the settlement along the way.

There is also easy access within minutes by foot to the cloud trail, this being a disused train line running from Loughborough to Ashbourne. It is mainly flat and smooth terrain and is fantastic for country walks, wildlife and cycling.

The national forest is within easy and close proximity to the property and there you can walk for miles amongst woodland and explore nature paths.

Melbourne, a pretty chocolate box style village has plenty of award winning eateries. It is only a few minutes away in the car or a slightly longer walk through the abundant countryside to it.

There is also the beauty spot of Staunton Harold reservoir where you can walk around or sail on the lake. You can also explore the beauty of Staunton Harold Hall and it’s surrounding countryside.

There is also the wonders of Calke Abbey, a national trust property, which is minutes by car from the property. Calke Abbey is also a licensed wedding venue so the property is handy for guests attending a wedding there.

Ashby de la zouch is a few minutes away in the car where you can browse the local shops and explore the delights of the castle ruins.

The city sights of Leicester and derby are each approx 30 minutes away in the car. There is local shopping and supermarkets available in nearby Melbourne (2 miles away) or Ashby de la zouch (3 miles away)

There is a children’s playground in the village, within a couple of minutes by foot and also a village green where local communities often gather.

Donington Park is 5 minutes’ drive away for all the latest sporting and concert events.

East Midlands airport is less than a 10 minutes drive from the property.

The property has strong road and rail connections. It is minutes from the M42 and M1. The Peak District is only a 40 minute drive from the property where you can enjoy the delights of Chatsworth and Sudbury Hall amongst lots of other places. Alton Towers is a 40 minute drive away from the property

I won’t be available for guests except in cases of emergency. I live in the main farmhouse which is next to and connected to the annex. The annex is an entire place when occupied by guests and is separated from the main farmhouse by a locked internal door.

Access to the annex will be gained via its own private entrance and doorway and keys to the same will be available via a key safe for the guests ease of access. This key safe code is provided to guests immediately prior to check in time of 2pm on day of arrival.

There is no access to the main farmhouse, which is resided by the host family on the other side of the cladded door in the downstairs hallway at the bottom of the stairs. Some noise should be expected although we shall endeavour to keep noise to a minimum for guest comfort.
